We prepare the design package, calculation inputs, and documentation trail needed for your chosen certification route and for Japan’s latest eco-building regulations. Final certification and approvals are issued by the relevant accredited bodies and authorities. We stay involved through submissions to reduce rework and clarify reviewer questions.

We act as a design and compliance partner. We coordinate with your architect and structural engineer, translate certification requirements into buildable specs, and align rooftop PV, green roof assembly, and maintenance access with the GC’s constraints. We do not act as the general contractor or install PV ourselves, unless your contract explicitly assigns us that role.

Most projects start with a 1–2 week feasibility and requirements pass, then 4–8 weeks of coordinated design updates depending on the current stage and number of stakeholder reviews. If you need vendor pricing and roof load coordination, add time for site constraints, structural confirmations, and procurement lead times.

Yes. We can introduce qualified vendors for rooftop PV, waterproofing layers, drainage, and planting systems, and help you evaluate bids against performance and maintenance realities. Vendor selection and contracting remain your decision. We do not accept undisclosed referral fees.

Packages typically cover inspection schedules, performance reporting, roof access and safety planning, vegetation/irrigation coordination, and escalation paths for waterproofing issues. We can manage coordination with the installer and building manager, but physical service work is performed by qualified maintenance providers under their own contracts and warranties.

At minimum: current drawings (site, roof, elevations, sections), unit mix and target performance goals, structural assumptions for roof loads, and your intended procurement approach. If you already have a PV or roofing vendor shortlisted, we’ll align specs early to avoid late-stage clashes.

Most engagements are scoped as a fixed-fee design and documentation package, with optional add-ons for vendor bid alignment and post-handover maintenance coordination. After an initial call, we provide a written scope that defines deliverables, assumptions, and what is out of scope.
